The Section 8 Program is available to very low income individuals and families. Rents are subsidized according to income rules and regulations established by HUD. Basically the tenant pays about 30% of gross income (certain Federal allowances can be deducted) towards rent and the subsidy makes up the difference. Very low income is defined as a family whose annual income is equal or below 50% of the medium income.
 

While SMHA's current wait list is full and applications are NOT currently being accepted due to the large number of people waiting for subsidy, SMHA does from time to time reopen its wait list for new applications. These openings are well published in the local newspapers.
 

Schenectady landlords are highly encouraged to participate in the program.
